Portland, OR, free estimates

Your view, framed properly.

A window earns its keep twice, every view in daylight and every heating bill in winter. Sealed right, it does both for decades. Sightline measures every opening twice, flashes the install like a roofer, and agrees one honest, clear quote with you before the first pane moves.

"The company that quotes you less than it could is the company you trust."

This season's deck
What we do

One crew for every window in the wall.

From a single accent corner to a full exterior renew, prep, work and protect, all under one roof. Every service below carries the same quality promise.

The honest call

Insert, full-frame, or just the glass?

The word “replacement” hides three very different jobs. Knowing which one your house needs is where the money is.

Glass & parts

Foggy isn’t finished.

When
Fog between panes, broken balance, stiff crank, frame still sound
Call
New glass unit or hardware, a fraction of a new window

A fogged pane means the seal died, not the window. Anyone quoting full replacement for one foggy unit owes you a reason.

Insert

New window, old frame.

When
Frame square and dry, you like the trim, budget matters
Call
Faster, cleaner, keeps interior finishes untouched

Two honest costs: a little glass area shrinks, and it trusts the old frame. In a rotten frame, an insert is a bandage on a problem.

Full-frame

Down to the studs, done right.

When
Rot, water stains, out-of-square openings, or you want it checked
Call
Everything new: frame, flashing, insulation, trim

Costs more, and it’s the only version where someone actually SEES the wall around your window. On older houses, that look is worth money.

The install

Where windows are won.

Truth
A mid-range window installed right beats a premium one installed fast
Watch
Flashing, shims, low-expansion foam, sealed inside and out

Drafts usually aren’t the glass, they’re the gap around it. The install line on the quote deserves more attention than the brand line.

Energy ratings are numbers, not adjectives: ask for the U-factor of the actual unit, lower is better, and it belongs in your quote.

Straight pricing

One number. In writing. It doesn’t move.

No hourly meter, no surprise line items, no “while we’re at it”. You approve one clear quote before the first pane moves, so you know the cost up front.

The window check

We visit, measure every corner and listen to what you actually want. Free, and it stays free.

02
Your clear quote

Units, install and flashing, one line, one price. Approved by you before anything starts.

In writing03
Signed & guaranteed

The number lands in writing with a two-year workmanship warranty. If it isn’t right, we make it right.

The breakdown

What moves the number.

No mystery math. Four things decide what a window job costs, and we walk every one with you before the quote lands.

Openings & sizeHow many windows, and how big. A picture window and a bathroom hopper are not the same day of work.
Frame conditionSound frames take an insert and cost less. Rot or racking means full-frame, because covering damage buys it, not fixes it.
Glass & performanceLow-E coatings, argon fill, triple-pane, tempered or obscured glass, specced by the opening, never upsold.
Access & heightGround-floor openings go quickly. Upper storeys, tight side yards and scaffold work take longer, priced plainly.

Whatever the mix, you get one clear quote, in writing, before any work starts.

What a serious window quote includes, ours or anyone’s:
  • Brand, series and material, per window
  • U-factor of the actual units, written down
  • Insert or full-frame, stated per opening
  • Flashing, insulation and sealing, named
  • Interior & exterior finish work, in or out
  • Glass, frame and labor warranty, separately
And a price that’s still valid next week. A discount that dies when the salesperson leaves was never a discount.
On the job

Real homes, real light, sealed for decades

From a drafty 1920s double-hung to a whole-house replacement and a storefront, this is the work we measure, set and seal across Portland every day.

The first quiet morning

The view,
cleared.

Recent jobs

Real work, in plain numbers.

Three jobs from the past few months, what they were, where, and how long they actually took.

Whole-home vinyl swap
Woodstock·4 days

Fourteen tired aluminum sliders pulled and replaced with double-hung vinyl, low-E argon glass throughout. New nail-fin set, flashed and taped like a roof, weep holes checked open before we called it done.

Wood sash replacement
Laurelhurst·6 days

Nine rotted double-hung wood units on a 1912 home, matched to the original sash lines and rail profiles. Rough openings squared and re-flashed, interior stops and trim kept intact so the plaster never got touched.

Foggy IGU glass swap
Sellwood·3 hours

Two picture windows with failed seals and condensation between the panes. Swapped the insulated glass units only, re-glazed and set new snap-in stops, frames and sashes left in place. Cured clear by afternoon.

Where we work

Proudly serving the Portland metro

A lot of our work comes from a neighbor who watched us work the house next door. If you're in the metro, we're just around the corner.

Wet winters make single-pane windows sweat here, and that condensation quietly feeds mold and rots sills — the local reason double-pane upgrades pay for themselves twice.

How it goes

From first call to done.

No mystery in the middle. This is the path the job actually takes, start to finish.

01
The in-home walkthroughday 1

An installer, not a commissioned salesperson, measures every opening and checks the sills, framing, and flashing for rot or water damage. You will hear straight talk about which windows actually need replacing and which are fine to leave.

02
Quote lands in writingwithin 48 hours

You get a line-item quote naming the exact frame, glass package, and U-factor for each opening, plus the flat-rate install price. No verbal numbers and no pressure to sign that day.

03
Custom units get ordered2-3 weeks out

Once you approve, your windows are built to the measured sizes and we lock a firm install date. We call when the units land at our shop so you know they are in hand before we show up.

04
Install dayday of the job

The crew pulls the old units, dries in and flashes each opening like a roof, sets the new windows level, and seals inside and out. Most whole-home jobs finish in two to four days with drop cloths down the whole time.

05
Walkthrough and warrantybefore we leave

We open and lock every window with you, wipe the glass, haul off the old units and debris, and hand you the written labor warranty alongside the manufacturer glass coverage. Nothing gets called done until you have both papers in hand.

Before you hire anyone

Five questions for every window company.

Including us. No home-improvement trade leans harder on pressure selling than windows. Five questions take the pressure out of the room.

01Is this price still good next week?

“Only if you sign today” is not a discount, it’s a tactic with a deadline. A real number survives a night’s sleep.

02Insert or full-frame, per window, and why?

They’re different jobs at different prices. A quote that doesn’t say which one is a quote you can’t compare.

03What’s the U-factor of the exact unit I’m buying?

“Energy efficient” is an adjective. U-factor is a number on an NFRC sticker. Ask for the number.

04Who installs, your crew or a sub, and how?

The install decides the draft. You want to hear flashing, shims and foam from whoever’s actually holding the level.

05What exactly does the “lifetime” warranty cover?

Glass, frame, hardware, labor, transfer to the next owner, five different answers hide behind one word. Get them separated, in writing.

Bring this list to the estimate. We’ll answer all five before you ask.

Good to know

Questions, answered

Getting started
Do you charge for estimates?+
No. Written estimates for every service and commercial plans are always free, we visit, measure, talk through styles and glass options, and email you a clear, itemized quote with no obligation.
How soon can you start?+
Most estimates go out within a day, and typical projects are scheduled within one to two weeks. For urgent renews, before a move, a sale or an event, just tell us the date and we'll do our best to fit you in.
What does “free estimates” mean?+
Before any work begins, we give you one clear quote to approve, prep, materials and labor included. No hourly meter, no surprise add-ons at the end. You always decide before we start.
What should I do before install day?+
Clear a path to each window and lift the curtains down if you can. Floor protection, dust control and haul-away are our homework.
How long does a whole house take?+
Most homes run two to four days, one opening at a time, never a night with a hole in the house. The written schedule lands before we order glass.
Can you price over the phone?+
A realistic range from counts and sizes, gladly. The quote needs the free measure, frame condition decides too much.
What happens during the free window check?+
We measure every opening, read seals, sills and glides, and note which windows actually need work, twenty minutes, flat quote after.
Glass, frames & the install
Full-frame or insert replacement, which do I need?+
Insert if your frames are dry and square, it costs less. Full-frame if there is rot or racking, because covering damage buys it, not fixes it. We probe and tell you plainly.
My windows fog between the panes, do I need new windows?+
Usually not. Fog means the glass seal died, we swap the sealed glass unit for about half the cost of replacement and the frame stays.
What is Low-E and do I need argon?+
A microscopic coating that keeps heat where you want it, and a gas fill that slows transfer. Together they are most of a modern window's magic, we spec both by orientation.
Why do you keep comparing installs to roofing?+
Because water is the enemy in both. A window flashed like roofing, pan, layers, laps, never leaks into the framing. Taped-over installs do.
Do you handle permits and egress code?+
Yes, egress sizes, tempered-glass locations and permits are our homework. We meet the inspector with a tape measure ready.
Which frame color fits our place?+
Tap through the Glass Studio above, slate, bronze, black, and the page takes each tone. Samples land against your siding before you sign.
Efficiency, durability & guarantee
Will new windows really lower my bills?+
Tight ones do, especially replacing single-pane or failed seals. We will tell you honestly which openings pay back and which are cosmetic.
What happens to the old windows?+
Hauled the same day, glass and frames recycled where possible. Old-growth wood sashes get offered back to you first, they are worth keeping.
Is the work guaranteed?+
Yes, in writing, workmanship and the seal both. A draft, a stick or a leak brings us back first and free.
Is the Care Plan worth it?+
For most homes, yes: an annual inspection, free scuff and touch-up visits, priority scheduling, and 15% off future projects typically pay for the membership the first time you use it, and keep every finish looking new.
